PLAN YOUR NEXT MOVE
Rent vs. Buy Calculator
Compare two paths using the same planning horizon. Include ownership expenses and the potential investment of money saved by either option, so the comparison reflects more than mortgage payments alone.
Make the numbers yours.
Replace the examples with your own figures. Estimates update when you select Calculate.
Your estimate
Planning estimate only. Not a loan offer, approval, appraisal or settlement statement. Review your figures with the appropriate lender or closing professional.
UNDERSTAND YOUR RESULTS
How this calculator works
Both paths start with the same funds and monthly budget. Renting invests the avoided down payment and purchase closing costs. Whichever path costs less each month invests the difference. Buying wealth includes equity after modeled selling costs plus invested monthly savings. Ownership expenses grow at the entered rate. Investment growth is compounded monthly; contributions occur at month-end.

Does the result guarantee one option is better?
No. Results depend heavily on the assumptions. Investment returns and home appreciation may be negative. Lifestyle, moving flexibility and risk also matter.
What is excluded?
Income-tax benefits, investment taxes, utilities, renters insurance, unexpected repairs beyond the allowance and transaction-specific adjustments are excluded. Mortgage insurance follows your entered amount and expense-growth assumption, with no automatic cancellation.
